No, every loan must be held under an entity.

It depends on the type of loan however our average is 5 business days. We have closed loans in 24 hours!

It varies from 6-24 months depending on the type of loan. We are able to adjust terms to meet the needs of the project and borrower.

We do prefer that you have a score of 660 or higher.

We typically base terms and approval off of a Broker’s Price Opinion (BPO), so we can close our deals faster than a traditional bank. However, certaing types of loans and property locations will require an appraisal.

Before approving the deal, the borrower must provide a detailed, itemized construction budget. After closing, the borrower will be responsible for initiating construction. When they are ready to be reimbursed, the borrower will submit an itemized draw request to Tusker Capital. Our team will then send an inspector to verify the work and ensure it meets quality standards. Once the inspection is complete, we will reimburse the borrower for the repairs according to the approved itemized budget.

We do not advance repair costs upfront. You can access the loan’s construction funds through draws after the work has been completed and inspected.

We offer loans for various property types, including single-family homes (1-4 units), commercial real estate, and land acquisition.

Yes. We will consider extensions provided the loan is in good standing. Typical extensions are 3-6 months.

The total loan amount is determined by a combination of the after-repair-value (ARV), loan-to-value (LTV) and the loan-to-cost (LTC) numbers. We typically fund 70-75% LTV and 85-90% LTC.

The loan-to-value (LTV) ratio equals the total loan amount as a percentage of the after-repair-value (ARV). At Tusker Cap, we typically fund 70-75% LTV.

The loan-to-cost (LTC) ratio equals the total loan amount as a percentage of the total project cost. The total project cost includes both the purchase price and the renovation costs (if applicable). At Tusker Cap, we typically fund 85-90% of the LTC.

After Repair Value (ARV) refers to the market value of a property after all renovations are completed.
